Gold Coast Becomes Australia’s Only Regional Market Surpassing Its State Capital

2025-10-17

The latest PropTrack House Price Index shows that house prices on the Gold Coast have continued to rise, increasing by nearly 9% over the past year, with a growth rate more than twice that of major markets across the country. The median price of detached houses in this area has now reached 1.32 million Australian dollars, making it the only regional market in Australia where house prices exceed those of the state capital, Brisbane. In contrast, the median price of detached houses in Sydney was 1.581 million Australian dollars, with an annual increase of only 3.8%. This indicates that the price level on the Gold Coast is rapidly narrowing the gap with that in Sydney. Eleanor Creagh, a senior economist at REA Group, said that the Gold Coast is the only region in Australia where regional market house prices exceed those of the state capital. She pointed out that the median price of 1.32 million Australian dollars is gradually approaching the level of Sydney house prices, reflecting the sustained strong price performance of the Gold Coast. She further analyzed that this trend is closely related to the strong performance of the overall market in Southeast Queensland and is a continuation of the continuous upward trend over the past few years. Creagh emphasized that the rising housing prices on the Gold Coast are supported by multiple factors, including lifestyle advantages, the continuous growth of population and investment demand, the living flexibility brought by hybrid working, and the promotion of infrastructure construction related to the Olympic Games. Although the growth rate has slowed down recently, she believes this is a signal of the market returning to normal rather than a decline. Against the backdrop of interest rate cuts and improved market confidence, house prices on the Gold Coast are still expected to continue to rise in the coming months.
